Halfway between traditional real estate negotiation and auctions, the IMMO-INTERACTIF® service allows sellers and buyers to meet in a secure virtual sales room on a set date, a few weeks after the property listing is published and potential buyers have completed their visits.

The interactive real estate sale is an alternative method of selling a property, allowing for an accurate determination of its market value on the day of sale through the real-time interaction of supply and demand.

Simplicity & Speed

The IMMO-INTERACTIF® interactive real estate sale allows buyers interested in a property to submit their purchase offers simultaneously in a virtual sales room over a 24-hour period. Prior to the opening of the sale, the listing process remains ‘traditional’.

The future seller contacts the notarial office’s negotiation service (Contact our advisor), which will gather the initial documents and information required for the sale, estimate the property’s value, and publish the property listing (Seller’s Side).

Naturally, only the seller can decide to carry out an interactive real estate sale. However, this decision must be made before the listing is published, as the advertisement must clearly indicate the sale terms and the date on which the virtual sales room will open. Interested buyers can then register to schedule a property visit.

During the month preceding the interactive sale, potential buyers must visit the property. Our real estate advisor provides them with all relevant information and accompanies them during the visit (Buyer’s Side). If buyers are interested, they may request approval from the notary (to confirm their serious intent to purchase) in order to access the virtual sales room and submit their purchase offers.

When a buyer submits a higher offer than those already placed, other buyers may respond with higher offers.

To guarantee the full security of both the seller and potential buyers, no money transfers take place in the virtual sales room.

Legally, the interactive real estate sale cannot be considered an auction since the seller is not obligated to accept the offers submitted by interested buyers (including the highest bid). As with traditional sales, the seller commits to selling only upon co-signing the offer that best aligns with their project (taking into account the proposed purchase price, the buyer’s profile, and any financial guarantees).

Once an offer is accepted by the seller, the sales agreement can be drafted by the notary. Since the property sale was managed by the notarial office’s negotiation service, the promise of sale can be completed swiftly, as the notary already holds the sales file (See here for the Steps of a real estate sale).

Overall, the timeframe for an interactive sale is generally twice as fast as that of a traditional sale.
